What You Get for the Price

Most two-car garages range from about $2,300 to $3,200. That price is for a complete Flake Floor System, not a coat of paint:

  • Diamond grinding so the new floor can bond

  • Routine crack repair, at no extra charge

  • Steps, landings, garage entries and drains, which are usually included in the garage price

  • Epoxy base coat

  • Full broadcast of decorative flake in the color blend you choose

  • Polyaspartic topcoat

price-factors

What Changes the Price of a Garage Floor

Garage size

The range above covers most two-car garages. Three-car garages, oversized bays, shops and long garages with extra areas take more material and more time, so they cost more.

Slab condition, cracks & repairs

Routine crack repair is included in the price. We fill cracks and fix damaged sections before anything gets coated. If a slab has major damage, we discuss it with you at the estimate, so it's covered before any work starts.

Removing an old or failing coating

A peeling or worn-out coating has to come off before a new floor goes down. Removing an old coating costs more than coating bare concrete.

Travel distance

Our crew works from our shop in Linn, and final pricing reflects travel distance.

Stem walls

Many garages have a short concrete wall along the edges of the floor. Stem walls are typically priced as an add-on.

Add-ons & extra areas

Steps, landings, garage entries and drains are usually included in the garage price. Adding more space to the same job, such as an adjoining garage, a shop area or a basement, changes the price. Basements and finished interiors are typically priced higher than a standard garage flake floor.

Why Some Garage Floor Quotes Are Much Lower

When one quote comes in far below the others, the difference is usually in steps you can't see once the floor is down. Here's what lower-priced quotes often leave out, and what we do instead.

Prep

Lower-priced quotes often: skip grinding and roll the coating onto concrete that has only been cleaned.

Our Flake Floor System: diamond grinding on every floor, so the base coat bonds to sound concrete.

Coating thickness

Lower-priced quotes often: use a single thin coat.

Our Flake Floor System: an epoxy base coat, a full flake broadcast and a separate polyaspartic topcoat.

Flake

Lower-priced quotes often: scatter a light sprinkle of flake.

Our Flake Floor System: a full broadcast of flake across the entire floor.

Repairs

Lower-priced quotes often: coat right over cracks and damaged sections.

Our Flake Floor System: cracks filled and damaged sections fixed before anything gets coated.

Warranty

Lower-priced quotes often: offer no written workmanship warranty.

Our Flake Floor System: a 5-Year Residential Workmanship Warranty. If the coating peels or delaminates due to our installation, we will repair it at no charge.

When you compare quotes, ask each contractor how they prep the concrete, how many coats go down, whether the flake is a full broadcast, how cracks are handled and what the warranty covers in writing.

Does a three-car garage cost more?

Yes. Larger garages take more material and more time, so a three-car or oversized garage costs more than the two-car range. We give you an exact price after we see the space.

How much more does it cost to remove an old epoxy coating?

Removing an old coating costs more than coating bare concrete. We look at the existing floor during your free estimate and include removal in your written quote.

Do cracks or concrete damage change the price?

Routine crack repair is included in the price, at no extra charge. If a slab has major damage, we discuss it with you at the estimate.

Do you charge more for travel?

Is coating the stem walls extra?

Stem walls are typically priced as an add-on. Steps, landings, garage entries and drains are usually included in the garage price.

Why are some garage floor quotes so much lower?

Are basements priced the same as garages?

No. Basements and finished interiors are typically priced higher than a standard garage flake floor.
